I can help you located, rehab and rent homes. The homes that I find are typically 3 bedroom homes with one or two bathrooms. Most of the homes qualify for the Section 8 program. Section 8 homes are great because most or all of the rent is sent directly to you bank account each month from Section 8. Section 8 does an extensive background check on the tenants to allow them to be in the program. If the tenants don't maintain their good standing they will be removed from the program. This is unlikely to happen since no one wants to lose getting a free home to rent. Additionally Section 8 homes must be in stable neighborhoods. If the area is bad Section 8 won't allow a rental in that area.
The rents are typically $700 - $900 range. The returns are about 12 - 20%. This is based on the price you pay for the house and the profit you make from the rent (taking out your expenses). Of course with any investment there are always risks and your return can depend on many factors. The typical homes cost $28 - $38,000. This price includes the house, rehab, finding a tenant and my fee for my services
There are other homes in the $38,000 - $60,000 range. These homes are in better areas. The rents for these homes are in the $800 - $xxxx range. These homes typically have better appreciation but your current returns will be less. I can also find homes if you are interested in flipping. I have some homes that are turn key. They are already rehabbed and rented. Those homes are $45 - 60,000 range.
